Aging roof repair
& replacement

While it may be possible to repair aging roofs, it may be worth updating your roof to something far more modern instead. Over time, the cost of repairs to an old roof could start to out-weigh the initial investment of upgrading to a modern alternative. Modern roofs are built using the latest advanced materials, meaning newer roofs are able to last much longer and withstand more adverse weather. With the climate in Denver not being kind to roofs, a modern roof could provide that added layer of protection and peace of mind.

We offer modern roof upgrades to both commercial and residential buildings. Peak Roofing and Solar's team is made up of Denver's best roofing contractors. Every team member is aligned to our organization's core principles with your best interest at heart. Let's work together to make sure your roof is in great condition.

When Roof Repair Is No Longer Enough

While many roofing problems can be repaired, there comes a point when replacement becomes the more cost-effective option. If your roof is approaching the end of its expected lifespan, requires frequent repairs, or has widespread deterioration, investing in a new roofing system may provide better long-term value.

Common indicators that replacement may be worth considering include:

• Repeated roof repairs within a short period
• Widespread shingle deterioration
• Significant granule loss
• Sagging roof sections
• Persistent leaks in multiple areas
• Storm damage affecting large portions of the roof
• Roof age exceeding expected manufacturer lifespan

Our team evaluates aging roofing systems and helps homeowners determine whether repair or replacement is the best solution based on the condition of the roof and long-term ownership goals.

How to Maintain an Aging Roof

Maintaining an aging roof starts with regular inspections, repairing small areas of damage before they spread, keeping drainage systems clear, and monitoring roofing materials for signs of continued deterioration. Older roofs often require closer attention because shingles, flashing, sealants, and other roofing components can become more vulnerable as they age.

A proactive roof maintenance plan can help homeowners identify changes in their roof before visible damage becomes a larger problem. Peak Roofing & Solar's RoofGuard program gives residential customers a structured way to monitor roof conditions and stay ahead of potential repair needs.

1. Schedule Regular Roof Inspections

Regular roof inspections can help identify changes in an aging roofing system before they become visible from the ground. During an inspection, areas such as shingles, flashing, roof penetrations, and previously repaired sections can be evaluated for new or continued deterioration.

For an older roof, the goal is not only to find existing damage. Tracking how roofing materials change over time can help homeowners understand whether isolated repairs are still effective or whether the overall roofing system is beginning to decline

2. Address Small Roof Repairs Early

Small areas of roof damage can become larger problems when repeatedly exposed to Colorado's hail, snow, intense sunlight, and temperature changes. Missing or damaged shingles, deteriorating flashing, and vulnerable areas around roof penetrations should be evaluated before additional weather causes the damage to spread.

Repairing isolated damage early can help prevent the problem from spreading into surrounding areas of the roof.

3. Monitor Previous Roof Repairs

Areas that have been repaired in the past can provide important information about how an aging roof is performing. Homeowners should monitor previous repair areas and the surrounding roofing materials for recurring damage or continued deterioration.

Repeated problems in the same area may indicate that the issue extends beyond an isolated repair and that a broader evaluation of the roofing system is needed.

4. Keep Gutters and Roof Drainage Clear

Gutters and drainage systems help move water away from the roof and home. When gutters become clogged or water cannot drain properly, moisture may remain around vulnerable areas of the roofing system for longer periods of time.

Keeping gutters and drainage paths clear is a simple part of maintaining an aging roof and can help reduce unnecessary water exposure around roof edges and other vulnerable areas.

Regular roof maintenance cannot prevent every roofing problem, especially as materials age or after severe Colorado weather. However, monitoring roof conditions and taking care of repair needs early can help homeowners make more informed decisions about the condition and remaining life of their roof.

TPO

The fastest growing option for flat roofs and people that want durability, low maintenance costs, and more energy efficient summers. TPO (Thermoplastic Polyolefin) is a single-ply reflecting roofing material or membrane made out of ethylene-propylene rubber and polypropylene polymerized together.

TPO roofing is best known for its wide range of benefits including that of PVC & EPDM roofing systems.

TPO Roofing Options

EPDM

EPDM stands for Ethylene Propylene Diene Monomer, commonly referred to as a rubber roofing system. It is most often used on low-slope and flat commercial roofs because of its strength, flexibility, and long-term durability.

EPDM is a synthetic rubber membrane designed to withstand harsh weather conditions while maintaining its structural integrity over time. When properly designed and professionally installed, an EPDM roof can last 30 years or more, making it one of the most reliable commercial roofing systems available.

Metal

A metal roofing system is made up of interlocking or overlapping metal panels or shingles that are secured to either open framing or a solid roof deck.

There are several types of metal roofing systems, including metal shingles, standing seam panels, and other specialized profiles designed for different applications. Metal roofs are also available in a wide range of colors and finishes, allowing them to complement nearly any architectural style or building design.

Why can't i just replace my old roof?

Aging roofs can be repaired and it is a service we offer. First we would survey your roof to advise whether it's more cost affective investing in a new roof versus having a repair. If your aging roof constantly needs repairs after storms or after winter, it may be more cost-affective in the long run to invest in a new, modern roof.

How long will my roof last?

This varies depending on the material of your roof and the climate you live in. Typically, clay roof tiles can last anywhere between 30 and 60 years. We recently used Peak Roofing to replace our roof after a hail storm. They were able to seamlessly match for color and style and installed the roof quickly and cleanly. The first people I call for my roofing Needs
When the president of the company spontaneously stops at your house because he sees a loose roof tile above where our kids play and offers to fix it (no charge and just because), that tells me a lot about the integrity and culture of the company. Steven and the team at My Peak Roofing will be the first people I call for my roofing needs.
